From the considered design to the internal specification including a range of stylish engineered timber or Porcelanosa tiled flooring, integrated mood lighting, climate control system and professional decoration, we do it all so you don’t need to worry about finding your own tradespeople. You can also include optional extras like a Sonos sound system, and our tailored specification has been carefully designed so it’s a space you can comfortably use all the year round. Will I need to use an architect?
Not with CR Smith, it’s all part of our unique service. CR Smith offers a bespoke design service which is totally free. We start by discussing your thoughts and completely understanding what will best enhance your life and your home. Our experienced designers will then provide a wide choice of beautiful, inspirational ideas from contemporary to classic, so you can see in 3D exactly what your new Lorimer living space would look like, inside and out. We’ll produce as many drawings as it takes to get the perfect design for you and your family, which could save you up to £3,000 on architects’ fees.
Do I need to apply for local authority permissions?
No, we’ll do that on your behalf. Any development over 8m² will need a building warrant and the relevant fee is driven by the overall cost of the new space. The requirement for planning permission is dependent on where your proposed extension is going to be situated and if you have had work done to your house in the past. We’ll also advise of any additional information that can be requested by the council such as structural engineers reports, coal reports or listed building consent.
Will a glass roof be too hot in summer and cold in winter?
All Lorimer orangeries and conservatories are designed with opening windows all the way round and doors to allow a free flow of air. This, combined with our climate control system and Smartglass® roof glazing, we believe is the best way to regulate the temperature so you can enjoy your new living space all year round. Our climate control system allows you to heat and cool your orangerie or conservatory at the touch of a button and is A+++ energy rated, meaning it’s cheaper to run than an electric heater or radiator. Plus the Smartglass® roof is not only self-cleaning, it is also able to reduce the temperature, reflecting back the sun’s unwanted heat and glare in summer months and in winter it retains warmth twice as efficiently as standard roof glazing.

There are a number of factors that influence the cost of a bespoke living space so it’s very difficult to give an idea of budget without first discussing your ideas. The most notable factors include your personalised specification and the on-site conditions.
